PAM AWARD 2016 Commercial highrise: Commendation

Developed and launched by the developer in 2011, Univ360 had a challenging brief to maximize the allowable plot ratio and to negotiate irregular land shape and terrain. The project comprises 2 blocks of SoFo suites (657 units) on a 5-storey carpark podium with 18 units of duplex strata shops located at ground floor. It is located on a 4 acre site at the industrial Serdang Jaya. Apart from orientating the units towards the best views and solar orientation, AATA pushed the boundary on having a high green ratio of 60%, although the project is not green-rated. Besides striving to create sustainable high-rise buildings, we also took pride in nurturing sustainable urban communities by creating extra varieties of green communal spaces such as pocket gardens, roof garden and sky lounge that are dispersed as close as possible to the habitable units to encourage the users and residents to interact more often.

The site is surrounded by low cost development and industrial lots which was formerly a TM reserve land. With the completion of Univ360, the neighbourhood has been spruced up with better roads, ambience and landscaping thus rewriting the skyline of Seri Kembangan.
